Go Over Paperwork BEFORE Appointment
If you are focused on
- “I wonder what the seller disclosure says?”
- “What is buyer representation?”
- “What is earnest money and option period, again?”
- “I wonder what my payment will be?”
Then this will cloud your focus, and you will lose out on important home details!
Look At Pictures BEFORE Appointment
Look through every picture of the property. If there is a video tour, look at the video tour. That way, you at least have a head start in what the rooms look like. Also, this way, you will know what you specifically need to look at closer.
Eliminate Distractions
Only have the people who are going to be purchasing the home with you present. The more people you bring with you, the more you have to look after.
Only use your phone to take pictures, and ONLY if you have permission from the seller. This is not the time to answer work emails, text messages, or be on social media.
Wear Proper Footwear
High heel shoes, flip flops, sandals with no backs, etc can make it more challenging to quickly go through a home. Especially if the home is more than one story, or has multiple steps. Even new shoes that haven’t been broken in yet could be a distraction. Just in case, keep a comfortable pair of tennis shoes, with socks, in the back of your car. When time is of the essence, function beats fashion.

Yes, 15 minutes is fast, but doable. The shorter the timeframe, the more heightened your focus needs to be. Then, make the offer. Once it gets accepted, then you can schedule another showing for inspections and to get another look at the house.
