Yes. There has been a shift in the Smith County market.
There has been an increase of homes for sale.
There are higher interest rates.
Some sellers have had to drop their home price.
That doesn’t mean that a seller who has a home priced at $450,000 is going to drop it to your under $250,000 budget.
I’m sorry to burst your bubble.
That is why we look at comparable sales within the past 90-180 days.
So, stop looking at the home that are at over your budget and hoping they are just going to “give them away.”
Instead, look at the new inventory, and talk to your local lender to determine your monthly payment.

When I found out we were moving to Plano, Texas, I remember looking forward to riding a horse to school and a brand-new pair of cowboy boots! I graduated from Stephen F. Austin State University in Nacogdoches, Texas. Axe’em Jacks! That is where my love for East Texas began. The nature, warm smiles, football games, and community values can't be beat! I graduated summa cum laude with a degree in Interdisciplinary Studies. I was a middle school math teacher in Tyler, Texas. I met my husband, Travis, in Sunday school, and we have been married since September 2016.
