When I am representing you as a home buyer, and I see raindrops falling from the sky, I get really excited! Not only do I get to wear my baseball hat and duck boots, but we get to see what the home looks like when it is raining. If the weather is severe, I do not recommend scheduling a home showing for that day. However, if it is the day after a heavy rain, here are some things we need to look at:

How does the front and back yard look after it has rained?We can see if there are potential drainage issues if the front or back yard is holding water.

Does water pool in front of a door leading into the home?

How does the water fall off the roof line? Does it directly hit the foundation line of the home? We can see if the home needs gutters, and if there are gutters, are the functioning properly.

Is there water holding under the house? With a pier and beam foundation, there is a crawl space under the home. It will also need to be determined if it is a plumbing issue or drainage issue.

Are there any watermarks on the ceiling or walls?

Are there any puddles of water in the home?

If we do see some of these issues, and you still would like to purchase this home, I highly recommend getting a home inspection and also having an expert check out the issues as well. Whether it be a landscaper, roofer, plumber, handyman, or foundation expert, I can refer you professionals in those fields to help you. Not only will these professionals be able to educate you, but they can also provide you a quote that can help determine if you still want to purchase the home.
