The goal is to make your home as easy to show, with the best first impression. Meaning, you want to showcase your home, not highlight your stuff. You want buyers to be able to imagine their lives in the home without distractions.
When I list your home, I will have a professional photographer who will make your home sparkle with their talents. After the photos are done, you will see how your home is “Camera Ready”. These pictures will guide you on how your home should look for showings. When buyers search for homes, a large amount of people look online first. You don’t want buyers to be disappointed if your home doesn’t look like it did online.
Before you list your home
Is there something that needs to happen before you put your home on the market? Need to purchase a home prior to selling? Remodeling projects to complete? Divorce to be finalize? Estate issues to clear up? Some of these are positive and some are negative. But either way, we need to talk about them!
How long do you need to get your home ready to be on the market? A few days? A few months? We need to have the conversations about when it is the best time for YOU. Is your work schedule more hectic in the fall? Do you need to move within the next few months? Then we need to plan.
Declutter and Depersonalize. Take down anything that personalizes your home. The less information that potential buyers can pick up about you, the better. Also, you are going to be moving anyway, so why not start packing? Another recommendation is The Rule of Three. This means only three items on each surface. This includes countertops, bathroom sinks, and built-in shelves. So, if you don’t use it every day, put it away!
Complete ALL of your paperwork. That means we need a listing agreement signed, all disclosures filled out honestly and completely, etc. This will take time to do.
