Yes, the fireplace, even in Texas. Not only is the fireplace the perfect item to have for Winter, but the fireplace has also become an essential staging piece for real estate photos.

Fireplaces in real estate photos allow the potential buyer to feel:

  • Warm
  • Nostalgic
  • In The Holiday Spirit
  • Comfortable
  • Relaxed

Not every home has a fireplace. But, if your home DOES have a fireplace, there are several key factors you need to consider.

Functionality

When is the last time you have used the fireplace? Does it need to be looked at by a professional? Some Texans only use their fireplace maybe once or twice a year. So, before we use it in photos, I recommend you get it checked by a professional.

Cleanliness

Is the outside of the fireplace clean? Is it covered in soot? Need to clean that up to showcase it better!

Staging

Do you still have previous holiday decorations around the fireplace? Do you have gas logs? Is is a wood burning fireplace?

In order to showcase the fireplace the best, you NEED to have a real fire in the fireplace for listing photos. It makes all the difference, and it evokes the most memories.

Do you have a firepit instead of a fireplace? I recommend you still have a fire going, and take photos at night to showcase the fire.

Fireplace photos are great all year long! Many people LOVE functioning fireplaces, and some buyers consider that a non-negotiable. So, if you have a fireplace, and after we have our listing meeting, let's get those photos ready, and sell your home!
