Location. Location. Location.

When people think real estate, many people consider property location one of the most important home purchasing factors. However, do you consider how the home sits on the property?

Meaning, do you consider how the home sits on the property in terms of cardinal directions? (North, South, East, West)

The sun rises in the East and sets in the West.

With the layout of the home, it is important to consider windows, and is the home is going to get more or less direct sunlight throughout the day.

  • Amount of sunlight can affect the following:
  • Room Temperature (Utility Costs)
  • Brightness (Bedrooms, Living Rooms)
  • Glares (Glass, Television, etc)
  • Paint Colors (Possible Color Dullness)
  • Outdoor Entertaining
  • Exterior and Interior Condition 

A compass can be realtively inexpesive (sometimes free, i.e. smartphones), but can provide you a weath of information that can save you time and money.

So, I encourage you, when looking at homes, consider cardinal directions. Many things can be changed on a home, but location and how it sits on the property are not easily changeable.
